The market seems to be quite hot. If you are considering a mortgage, take into account the steadily rising inflation which is likely to cause interest rates to rise further. You should consider a fixed-rate loan. If the inflation won’t stop rising, then housing prices will continue to rise in nominal terms (value might be the same, but price in currency will be the same) - if you have cash set aside, you do not have additional investments, and you want to buy an apartment for yourself, it’s a good moment. If you want to invest in an apartment, this is not an ideal moment in my opinion.

I recently spoke to a friend who runs a trading company. He brought to my attention the rising costs of everything that is used not only for construction but also for decorating apartments. Also, it is not just a question of whether we have a real estate bubble. It is a fact that a flat finished 5 or 15 years ago needed much less in terms of labor and materials than it will need in 2022. My friend also brought to my attention the so-called replacement cost. We don’t know if the alleged housing bubble will burst - and when it may happen. Maybe you will have to wait 5 or 10 years to see any declines? And if it happens even in 3 years, will that not fall to levels higher than today's prices (from a higher level)? In conclusion, as in many other markets, no one knows what will happen and at what point. However, there are indications that prices will continue to rise, or at least the apartments will maintain their current value.
