I definitely recommend concrete or brick mix materials for the moment, because what is happening at wood auctions is a heart attack.

The price of construction timber is currently absurd - PLN 700-1000 per cubic meter (June 2022). Poland's strategic resource is sold to Germany. Not only is there no wood, but it is also very expensive and there is no indication that its prices will drop.

The demand for wood is gigantic, but the traditional eastern direction was blocked by the war in Ukraine.

Wood prices are at their highest ever. The prices of all building materials have risen.

Every year, 2 million cubic meters of wood chips are imported from the East for the energy industry and 1 million wood for production, e.g. pellets or square timber. At the beginning of 2021, the price of square timber necessary for the production of windows was PLN 2,100 / m³ and increased to PLN 4,500 / m³ in the third quarter of 2021.

These semi-finished products were imported from Russia or Belarus. Ukraine provides us with at most 25% of what it was before the war.

What will the future be like? The problem is that foreign companies, e.g. from China, are able to pay more for wood than Polish wood companies. And their offers on the E-timber portal are even better. The effect is that a significant part of the wood sold by the State Forests is exported to other countries, despite the fact that there is a shortage in the country. which drives prices.

Export is growing because the demand for wood is growing in the world and countries such as Russia, which have so far been the largest producers of raw wood, limit its export in order for Russian companies to use cheaper unprocessed wood

In recent years, wood exports from Poland have increased by over 80%, from 2.4 million m³ to 4.4 million m³, of which 3.9 million m³ is coniferous wood. Most of the softwood we export goes to China, followed by Germany and the Czech Republic. It can be assumed that in 2021 the wood from Poland left well over 4 million m³, i.e. 10% of the annual harvest.

We export the most valuable wood, i.e. medium and large-size wood. Last year, the rapidly growing export of wood from Poland collided with a large increase in demand for this raw material in our country. The prices of wood are also raised by the entrepreneurs themselves by bidding the rates of the State Forests by PLN 300-500 per cubic meter, so there is no point in looking for cheap wood for PLN 200 per cubic meter. Nothing will stop exports to Germany. 10 percent of the wood is left in Poland. The price will go up, cosmically. Unfortunately.

Suppose you want to spend some winter weekend at your cottage. An unheated building made of hollow blocks and concrete needs much more energy to warm up to a pleasant temperature. In the beginning, all the heat will be taken away by walls and "ceilings" and only when they warm up will the rooms begin to heat up. Depending on the size of the building, it may take a day or more, so you will achieve thermal comfort when you have to leave. In wooden houses, the room temperature is appropriate much faster, because the building materials do not absorb as much heat.

In my opinion, when it comes to a holiday home, not intended for permanent residence, all aspects should be carefully analyzed because after the final calculation, a wooden house, despite the more expensive materials, may be cheaper overall.
