Each investment is different, and each of us has different possibilities. Depending on different factors, investors earn from 10 to 40 thousand dollars on one flip. It happens, of course, that we underestimate the cost of renovation or the sale will be prolonged and on one investment we will earn "only" 5 thousand, but on another we can earn even 50 thousand. As a matter of assurance, we can assume that on average we earn 20 thousand on a flip, although for experienced investors it is rather the minimum rate for one flip.
If our resources (or creditworthiness) allows us to invest in one flip apartment, we will earn on average 80 thousand dolar per year. One investment should not last longer than 3 months.
You can also treat flipping as an additional source of income and make one such investment per year. However, i am convinced that once you invest in real estate, house flipping will become your main source of income.
It is getting harder and harder to find a real opportunity on the real estate market. More and more property owners who are in a poor financial situation are paying off their debts, which translates into a significant reduction in the bailiff's auction portfolio. Residential cooperatives do not even announce tenders in the post offices (newspapers, Internet); now it is enough to hang a card in the cooperatives' corridor and the buyers will find themselves soon anyway. Municipalities have also sold out those properties, which until 2 years ago nobody was interested in, and before that, after V-VII tenders were made with a negative result. There is a lack of apartments for renovation on the market, which were sold at good investment prices due to their poor appearance, but despite the tragic lack of all kinds of renovation specialists on the market, these properties find a new owner very quickly. Flips in this period of time are beginning to be a risky investment.
